Septic Site Assessments
Evaluating soil conditions, lot size, water table, and setbacks to determine what type of septic system a property can support — before you build or buy.
A site assessment answers a question that determines a great deal about a property: what kind of septic system can this land actually support, and what will it cost to install?
It is the cheapest step in the entire process and the one that most affects every decision after it. Buyers use it to avoid purchasing a lot that cannot be economically developed. Builders use it to place the house correctly before foundations are poured. Homeowners use it to understand what replacing an aging system will realistically involve.
When you should get one
- Before buying vacant land. A lot that looks perfect can carry septic costs that change the entire economics of the purchase. Some cannot support a conventional system at all.
- Before finalizing house plans. System requirements affect where the house can sit, where the well goes, and how the driveway runs. Discovering this after the plans are stamped is expensive.
- Before subdividing. Each lot needs to independently support a system, meet setbacks, and leave room for a future replacement field.
- When planning to replace an existing system. Standards change. A property that supported a conventional system in 1975 may require a different approach today.
- As a condition of purchase on a rural property. If the home has an existing septic system, knowing its condition and remaining life before closing is worth the small cost.
What the assessment covers
Soil evaluation
Test pits are excavated to examine the soil profile. What matters is texture, structure, and how readily the soil accepts and treats effluent. Well-drained sandy or loamy soil at sufficient depth is ideal. Heavy clay drains too slowly; coarse gravel drains too quickly to treat effluent properly before it reaches groundwater. Both change what the site requires.
Depth to bedrock
A disposal field needs a certain depth of suitable soil beneath it to treat effluent. Shallow bedrock — not uncommon in parts of southeastern New Brunswick — is one of the most frequent reasons a property needs a raised system rather than a conventional in-ground field.
Depth to the water table
Seasonal high water table is the figure that counts, not the level on the day of the visit. Soil colour and mottling patterns in the test pit reveal how high water rises during wet periods. A high seasonal water table limits the options.
Lot size, slope, and available area
The disposal field needs adequate area at a workable grade, and a properly planned lot also reserves space for a future replacement field. A system installed today will not last forever, and a lot with nowhere to put the next one creates a serious problem down the road.
Setbacks and separations
Required distances from wells, watercourses, wetlands, property lines, and buildings all constrain where a system can go — your own well and your neighbours' wells included. On smaller lots these setbacks frequently become the limiting factor.
What you get
A clear picture of the property: what the soil and site conditions are, what type of system they support, and roughly where it would be located. If the site has problems, you will hear about them plainly. It is better to know before you buy the lot than after.

If you are buying land, do this before you waive conditions. The cost difference between a conventional system on good soil and an engineered system on a difficult site is substantial — large enough to change whether a property makes sense at the asking price. An assessment ahead of closing is one of the better-value inspections available on a rural purchase.
Common findings on southeastern New Brunswick properties
- Shallow soil over bedrock, requiring imported fill and a raised system.
- Heavy clay content that limits how quickly the soil can accept effluent, requiring a larger field area.
- High seasonal water table in low-lying areas, particularly near watercourses.
- Setback conflicts on smaller lots, where well placement and property lines leave limited usable area.
- Existing systems near end of life on properties changing hands, where the buyer had assumed years of remaining service.
None of these necessarily rule out development. They do change what is required, and knowing that up front is the entire point.
